What lower water does to your dock

Lake Murray's water level changes seasonally, and Dominion sometimes schedules deeper drawdowns to manage aquatic vegetation. A dock with usable water in summer can become difficult to access at lower levels.

Water depth at the dock matters, but so does the route your boat takes through the cove.

Winter 2026–2027: Dominion announced a target of approximately 350 feet in December, held through the end of January. Recovery toward 358 feet is expected by late spring 2027, depending on rainfall and river flows. Read Dominion's drawdown announcement.

Our favorite trick? Visit when the lake is actually low. A summer view does not tell the whole story.

Lakefront is not always lakefront

Two houses can both say "Lake Murray waterfront" and be completely different purchases. These are the details we help you investigate before an offer and during due diligence.

Where the lot line actually stops

In some places Dominion owns land between the private lot and the water. Utility-owned land, shoreline easements and buffer restrictions can affect what you may clear, build or plant. Review the survey and applicable rules for the actual parcel.

Whether you can have a dock

Not every waterfront lot qualifies for a dock. Confirm eligibility or an existing dock's permit record directly with Dominion. Ask about approval requirements for repairs, replacement and expansion too.

Water depth and the way out

Check depth at the dock at lower lake levels and along the route through the cove. A deep dock does not help much if the way out is shallow. Boat draft and underwater hazards matter too.

Septic or sewer

Plenty of lake homes use septic systems. Review permitted capacity, inspection results, repair history and system condition. Know what you are buying before closing day.

Flood zone and insurance

Verify the property's flood designation and lender requirements. Get property-specific homeowners and flood insurance quotes early so the actual cost is part of your decision.

Big water or a sheltered cove

Open water can bring broad views along with more wind and wake. Some coves offer greater shelter from wind and boat traffic, but privacy and activity vary. Visit at different times and pick on purpose.

Pick your side of the lake

Lake Murray touches four counties. Where you land changes your daily drive, school assignment and access to services. Compare the actual address, not just the town on the listing.

Chapin

North shore. Generally Lexington-Richland Five schools. I-26 access varies by property.

Chapin calls itself the Capital of Lake Murray. It offers a small-town downtown and lake-oriented communities, but the drive from a waterfront home to town or I-26 depends on the address. Compare your daily routes before choosing a cove.

Irmo and Ballentine

Eastern lake area. Generally Lexington-Richland Five schools.

Start here if proximity to Columbia-area shopping, restaurants and work is a priority. The dam is in this part of the lake. If you are commuting to Scout Motors in Blythewood, test the route from the specific home during your work hours.

Lexington

South shore near Highway 6 and Highway 378. Generally Lexington County School District One.

The Lexington side offers a mix of waterfront homes and neighborhoods with community lake access. Shopping, restaurants and services are within reach, but drive times vary considerably by address. We verify school assignments and lake access details for each property.

Gilbert and the southwest lake area

Southwestern lake communities. Lot sizes and school assignments vary.

This part of the lake includes settings with a more rural feel. If you want room for a boat, workshop or garden, look closely at the actual lot, restrictions and available utilities. Gilbert, Summit and Leesville also include inland locations; a nearby town name does not mean a property is waterfront.

Western lake areas

Lake communities in Saluda and Newberry counties. Longer routes to Columbia.

Compare western lake properties if you are comfortable with longer drives to Columbia and want to explore a different pace. Boat traffic varies by cove and season. Dreher Island State Park is in the Prosperity area, but its driving distance varies substantially from property to property.

A year on the lake

Spring

Docks get cleaned, boats come out of storage and ramps can get busy on weekends. Bass and crappie anglers are often out early. Lake levels and boating access still depend on conditions.

Summer

Peak lake life. Boating, swimming and the purple martins. Birds at Bomb Island can number in the hundreds of thousands, with viewing generally from late June into August. Timing and counts vary. Watch from the water without disturbing the roost.

Fall

Warm days, cooler air and often fewer recreational boats make fall a favorite. Dreher Island State Park offers camping and nature trails. Weather, water temperature and scheduled drawdowns can change your plans.

Winter

The crowds thin and striped bass fishing remains a draw. Lower lake levels can reveal shoreline and dock conditions, making winter a useful time to evaluate a waterfront property. Check the actual lake level rather than relying on the month alone.

Stuff most people do not know

Communities moved for this lake

Before the dam was completed in 1930, the valley held farms, churches and communities. Families relocated and many graves were moved as the reservoir was created. There is a lot of history under those boats.

Bomb Island is also called Lunch Island

During World War II, airmen training at the Columbia Army Air Base used lake islands for bombing practice. Bomb Island, also known as Lunch Island, is now a protected purple martin roost.

There was a B-25 at the bottom of the lake

A B-25 bomber went down during a training flight in 1943 and remained underwater for 62 years before its recovery in 2005. The Southern Museum of Flight in Birmingham, Alabama has an exhibit about the recovered aircraft.

The dam has a backup

A backup dam was completed downstream of the original dam in 2005 as part of a seismic safety project. Separately, the road and walking path along the original dam are well-known places to enjoy lake views.

Who owns Lake Murray?

Dominion Energy owns and operates the Saluda Hydroelectric Project, including Lake Murray and the Saluda Dam. It also manages much of the shoreline. Waterfront property boundaries, utility-owned land and easements vary by parcel.

Does Lake Murray get lowered in the winter?

Lake levels vary seasonally, and Dominion sometimes schedules deeper drawdowns to manage aquatic vegetation. For winter 2026–2027, Dominion announced a target of approximately 350 feet in December, held through the end of January. Water levels are expected to return toward the normal summer elevation of 358 feet by late spring 2027, depending on rainfall and river flows.

Can I put a dock on any lakefront lot?

Not automatically. Docks need Dominion's approval and not every lot qualifies. Repairing, replacing or expanding a dock can also require approval. For an existing dock, confirm its permit record and applicable requirements directly with Dominion before relying on it in a purchase.

What school districts are around the lake?

Chapin, Irmo and Ballentine are generally served by Lexington-Richland School District Five. Lexington and Gilbert are generally served by Lexington County School District One. Western lake areas include Saluda County and Newberry County school districts. Verify the exact property address with the district; a town name or mailing address does not establish school assignment.

How far is Lake Murray from Columbia?

The drive depends on the property and your destination. Eastern lake locations generally offer shorter routes to Columbia than western lake locations. Check travel time from the specific property during the hours you actually expect to commute.

Is it better to buy lakefront or lake access?

It depends on how you will use it. Waterfront homes offer direct proximity to the lake and may have a permitted private dock, but a dock is not guaranteed. A lake access neighborhood can cost less than comparable waterfront property. Verify access rights, community fees, slip availability, boat storage and maintenance responsibilities before buying.

Why is Lunch Island called Bomb Island?

Bomb Island, also known as Lunch Island, was used for bombing practice during World War II by airmen training at the Columbia Army Air Base. Today it is a protected purple martin roost. Bird numbers and viewing dates vary by year.
